Calculator not producing the right numbers? Email us with the input values you used and what result you got. We'll investigate and fix it. Common things to check first: (1) make sure your vacancy rate is entered as a percentage (5, not 0.05), (2) confirm operating expenses are annual, not monthly, (3) verify the property value field has the full purchase price, not just your down payment.

Calculator Requests

Want a specific calculator we don't have yet? Tell us what problem you're trying to solve. If enough people ask for it, we'll build it. We're considering: cap rate by market lookup, gross rent multiplier (GRM) calculator, debt yield calculator, and refinance breakeven calculator.

Common Questions (Before You Email)

"Why is my cap rate different from what the seller is advertising?"

Different calculators and listings use different methodologies. Some sellers advertise gross yield (gross rent ÷ price) instead of net yield / cap rate (NOI ÷ price), which always produces a higher number. Some exclude vacancy. Some include closing costs in the price denominator. Our calculator uses the standard NOI ÷ property value × 100 formula — the same as commercial appraisal methodology.

"Can you recommend a cap rate for my market?"

We can point you to current market data via our cap rate guide, but we can't give specific buy/sell advice. For personalized recommendations, work with a local real estate broker who actively tracks your submarket.

"Why are cap rates different in different cities?"

Cap rate is a function of perceived risk and expected return. Lower cap rates in primary coastal markets (NYC, SF, LA) reflect institutional demand for safety and predictable appreciation. Higher cap rates in tertiary markets (Cleveland, Memphis) reflect either higher risk or higher expected return — sometimes both. Our city cap rate table shows typical ranges.

"Do you offer your calculator as an embed or API?"

Not currently, but it's on our roadmap. Email us if you're interested in embedding our calculator on your site.
